Type of a scam Rental

This guy is pretending to go by the name Jason Teegardin. He is claiming that he is moving to South Carolina because he lost his daughter and her husband in a car accident. He was going to sell the house but decided not too last minute and wants to rent it for really cheap because he just wants to make sure someone takes care of it until he comes back in 4 to 5 years. When you look up the house online it says that the sale of the house is pending on contract. So he probably took this real listing of a house that is being sold and is trying to scam people to get them to send an $800 down payment in exchange for the keys, leasing agreement, and information for the house. He had me fill out a fake application form, and then proceeded to text me about the place but the texts were coming in as if they were sent from some automated machine like you get when your dentist texts you to remind you of an appointment. I asked him to call me and he wouldn’t so I called him and a Chinese man answered the phone and barely spoke English. He wouldn’t give me the name of this daughter, just a first name. This is so obvious that it is a scam. The rental listing is on all of the main apartment and rental websites like zillow, apartments.com, etc. It wasn’t even on craigslist.
